Oklahoma City and Edmond Custom Homes

The Oklahoma City and Edmond areas are bursting with new homes and additions. Some families want to build a custom home to fit their own needs, styles, and tastes.
I started writing a step by step process as a guide help someone to custom build. I was going for a simple step by step document. Something like Custom Build Your Home for Dummies. I didn’t like the idea of referring clients to dummies. Besides, there already is a book with a similar name for $13.59.
As I started writing the procedure out, it soon became clear that there are so many variables that it was somewhat mind boggling. The bottom line is it depends on each prospect’s circumstances, the cooperation of the Builder, and the location. It’s not a difficult process and is done one step at a time.
You can either have an architect design your dream home, or start looking at new homes on the market. If you go with an architect, it will most likely cost more, and be hard to visualize the finished home until completion. It will have to fit on the lot of your choice and meet Home Owner’s Association guidelines.
Builders are already building new homes that you will probably like a lot without changing much. Find some homes that you really like and think about what you might want changed. This way you will have seen the finished home, lacking only the magic of your own modifications. Most builders don’t have a problem with design changes as long as they are structurally sound. If the changes are minor it may not even cost any more. Some upgrades can be left off to save you money that you can use for a larger kitchen, dining room, or study. On the changes that are more extreme, the Builder will be able to give price quotes.
Some builders want a large deposit if you custom build your home in a way that varies from their original plan. Builders have to be careful not to build a home that can’t be sold if you for some reason don’t qualify at the time of the closing, or act of God changes the final outcome. If you start working with a builder with a house they have already started, and your changes are minor, the larger deposit is usually not necessary.
My simple solution for custom building your own home, is find a Realtor that can guide you through the process. A Realtor that works well with builders, and is qualified to give you a comparative market analysis for the area that you want to build in. If you own your current home, you will probably want to use a Realtor to sell it anyway.

Edmond Realtor web pages, Realtors R Us

There is no doubt that some Realtors work really hard on their web pages to keep them up where the search engines will rank them at the top of the list. Some Realtors maintain their own pages, while others hire professional companies to do this for them.

Nancy and I designed our page when we first got into real estate mostly for the sake of having an URL address we could put on our business cards. As time went on, SEO (search engine optimization) companies started contacting us with promises to put our page at the top of the primary search engines. Then as our page climbed higher in the ratings, companies started contacting us to offer us sponsored links with real estate phrases such as " new homes in Mayberry USA". The sponsored adds were tempting. Then we figured out that the companies were contacting us because we were already climbing up in our ratings.

Our main purpose of our web site is to help buyers and sellers with questions, searches, and general information about their real estate needs. We also advertise our listings to help those who list with us sell their home. We even support home owners who want to sell their own home without using a realtor.

Since you the reader, have a lot of experience on the Internet, we would like you to visit our page and send us your comments about what you like, or dislike about our web site. We welcome all advise and compliments. Visit us today at Dreams Do Come True, LLC. and let us hear from you.

Oklahoma after the election

As a Realtor in Oklahoma City, I see people buying and selling homes for many different reasons. I wished it was always because things were going good for them. It seems that things are once again moving. Prior to the election, I could see a little bit of fear in the faces of prospects that were still coming to open houses. I think a lot of folks were worried about interest rates, the stock market, gas prices, and maybe even our national security.
I can't say that these concerns were not having an affect on myself and some of my friends, but now that the election has passed, life appears to have gone back to some sort of normality.

I remember finding an old newspaper one time in an old demolished house. I think the paper was dated something like 1938. As my friend and I read it, were astonished at how much it resembled the current paper. Sure the warr was in different country, and the economy was on another scale, but it was pretty much about the same subject matter that we are all concerned with today.
I wished that at least one of the local networks would just air positive news for those of us who wish to remain positive. Wouldn't that be great if we watch the news and hear things that people did that were good. The only problem would be that advertisers might not be available to support the programing due to the majority of the public watching the news that feeds fear into their lives. We may need to know what is going wrong and hurting people, but we also need to know about the good things in life. We can't undo the bad, but we can believe for the good.
